Immerse yourself, soak up knowledge and get paid.

Right now I'm mostly trying to soak up as much as I can about the process, decide on a strategy, network as much as possible, and most important of all I need to get out and look at real estate. 

Now, all of the carpets in the unit are soaking wet, there's mold two feet up on every single wall, and there's literally crap everywhere.My first question is, is a month or less enough time for sewage water to damage structural lumber?

Saving money is like keeping the seed of a plant in your pocket and just walking with it everywhere.

This home will be my seed for future investing and I'd like it done right.

Account Closed - real estate books are great for planting the initial seed and outlining steps and strategies but you'll always feel like you don't know enough... that you need to read one more book or learn one more strategy. 

It could be a non-paying tenant that destroys the property, hail that damages the roof, storm that breaks a window, plumbing pipe that bursts inside a wall and soaks the carpet or as simple and the AC breaking down. 

Basically, I’ve been planting seeds for the last few years.

I am completely new to REI, and I am currently soaking up as much knowledge as I possibly can.
