You would be competing with seasoned pros how have access to cheap and skilled labor as well as knowledge and experience beyond your current life experiences. 

I am under contract to purchase my first rental, so I will be interested to hear what more seasoned investors have to say on this topic.

I think just finding a "seasoned" investor friendly mentor or partner, would be an excellent way to go.  

Also, consider offering 5% down on a seller finance while you season title for an appraisal -based refi.
