Does anyone know of just as good a way to learn about this business without spending so much money??

Hey @Ujwal Kolli,When you do a cash-out refinance on one rental property to pay off the mortgage on another, the interest tracing rules generally allow the interest to be deductible if the loan proceeds are used for business purposes, like paying off another rental.

Simple enough.What makes it unique is that we have operated a profitable and successful business out of our home for nearly 4 years as a highly booked Hostel and event space + potential urban market farm.

About 80% of my net worth is invested in real estate, real estate syndications, real estate notes or REITs.  

Put the 401k money from now on into real estate.

I would only consider taking on something like this in a partnership manner, where a local person, be it the contractor, a real estate agent, flipper, property manager, etc has real skin in the game, too, to help align their interests. 

I am a new investor trying to learn more about Wholesale real estate.
