Most of the college people have several weaknesses- Feel entitled which prevent them to see things from a few steps below them. - Feel more knowledgeable which prevent them from continiously learning - Feel safer which prevents them from risk more- Have a higher cost to maintain their lifestyle- College people have higher salaries, not necessarly higher net worth. - Their skillset becomes their asset. - Higher salaries forced them to be their own mouse in the wheel to run for money.

It also prevents unethical sellers from saying they applied the security deposit to past due rent back in 2008.

Do your semi annual inspections, enforce the lease and you can prevent being in this predicament.

Any advice on how to best handle a situation in which tenets don't pay citing the law or for screening future tenets to prevent this?  

If I need the permit, will that prevent the tenants from moving in next week ? 

I have added the following to my lease:-Sink and drain clogs are the responsibility of the tenant-No smoking on the property (it's in the lease but I like to add it to the notes section so they can't act like I never told them)I also have a rules list separate from the lease I have tenants sign that includes any damage or repairs needed must be reported, keep things away from the water heater and furnace, don't flush random things down the toilet, the common area must be free of clutter at all times, report if a smoke detector or CO2 detector is low on batteries.

Unfortunately, I also know several families of investors where being close relatives did not prevent business arguments and other negative developments.

I’d love to do a BRRRR but there are a variety of factors preventing me from doing so right now, so turnkey at least gets me in the game.
