As far as the lease I guess I wanted to start with something more legal so I used the apartments.com lease agreement just so everything was on paper.

Be careful of anyone who tells you higher lots of deals look better on paper but aren't properly accounting for bad tenants, turnover costs, etc. you get in lower class areas.
