Be careful of anyone who tells you higher lots of deals look better on paper but aren't properly accounting for bad tenants, turnover costs, etc. you get in lower class areas.

But your not going to do that with C Class 8 to 10% return investment SFRs in the mid west rust belt deep south the risk is far to great.But you can go to Vegas lets say and buy a 300k home there that will perform as well on paper as most any mid west property and because the rents exceed 2k a month your renter class MUCH easier to manage and you can self manage.

Of course, he argues and told me Quickbooks was better than my software, but when I had a major IRS audit a few years ago, my son and I had to compile (put together) our records into one separate file for the IRS.I was surprised to find that, unlike myself, me son saved every paper receipt even for things like when he paid cash for one 49 cent stamp.

@Mallikarjun Reddy Pateel - piggybacking off of @Jake Fugman's comment, management will be 8-10% on paper for something like this, and these Chicago high caps also tend to have higher turnover.
