My banker called me and told me that the bank was going to give me what was called a bulk sales approach appraisal (something stupid that basically means that if the bank had to liquidate my portfolio quickly how much could they likely sell it for as a packaged deal).  

No mention of 125% LTV and no income verification loans being offered and packaged as investment-grade investments leading up to 2008 and government’s oversight failures in this area (can you say Barney Frank?).

Once you found a great deal, it's about "packaging" and salesmanship.

I started with a two fourplex package, added value, and now I could trade it up for twice the size/value property with the new value (and use a 1031 to defer taxes on the sale of the fourplexes).

So apparently they have a key and I’m hoping that they will take care of the packaging.

The full services package is also a WONDERFUL idea!  

This usually is much further below the asking price when based off of the marketing package figures.

The 10 year stuff is easily the best value if it lasts as long as the package says, and that's not including the time/effort/supplies cost of doing it every 2,3, or 5 years.
