Depending on the situation and the language in your lease regarding guests, the tenant may be in hot water with you if the presence of the guest was not disclosed to you prior. 

Although I'm so nuts I got a Rhetoric degree, the thing I love about this book is you hardly need an 8th grade education to understand its language and points.

We are needing to fire our Property Manager (PM) ASAP.We have had them for many years, and don't have any official contract with them, or at least a written one that I know of. 

Hi Sara, it pretty much looks like Anthony has this covered as far as making sure that you take a look at that lease beforehand to understand which provisions the seller has included (as far as original language, whether or not the lease is set to go month-to-month at the end, etc).
