You want an outside attorney who can review everything objectively and has your interests at heart over the collective project.Gas right I assume you are talking about fracking rights since you are in Pennsylvania.I do not have extensive experience with gas rights and how that affects a development but I do know it adds another wrinkle to get from point A to point B.
