Prices are much better, price vs rent much better.TI in the process of building 4 chip plants there over the next 10 years. 

Downtown, Midtown, and Oak Park have all been good ROI in Sacramento.

I'm buying blue chip stocks (and some REITS) paying dividends of 7.25% ish.Not risk-free, but liquid and relatively stable with upside.

If it had been an older stand of lumber quality trees the harvester would have paid for the wood and done it all at once because of the value.If they're another type of tree they may have value as landscaping trees(Oak, Holly, Birch, Sycamore, Sweet Gum) and you might be able to get a nursery out to dig them all for sale as landscaping trees.That may be something that to consider as well is find a nursery that would like to lease the property for a tree farm.

Personally, I would go see the property, price it according to my numbers, do my due diligence, and let the chips fall where they may. 

Next I call up epa tip line or county health Dept and report he’s got lead paint chipping.
