There are some nooks and crannies on that site that are really hard to navigate to that have absolutely critical information about purchasing tax deeds.One thing I have learned for sure from my research is that there are a ton of traps and pitfalls for the unwary tax deed investor in Arkansas, and that I need to have a good title company, PI, and lawyer in place before I buy anything - even while I'm setting up the systems.

You do have to watch for property tax's but once you navigate those then your in pretty good shape.. the POS while for some would be an issue for me I am OK putting 10 to 20k up and getting it back a few week later after the work has been done..

I learned the industry (still have LOTS to learn) by exposure from my wife (she had been a CMA/CNA for a # of years) and then seeking out someone who had started an assisted living business and spending some time with them (connect with them via biggerpockets) And by taking the leap.I've definitely never been happier and it's pretty fulfilling as well - the residents really do depend on you for a lot and are very grateful - much different to experience graciousness from folks compared to what I was doing (insurance claims where everyone was angry all the time - it had wore me out...my insurance experience has come in pretty handy though as we try to navigate and specialize in medicaid payers)

I was on cozy and got migrated to apartments.comI listed my house on both, but got good response on zillow (and free ad on apartments.com got close to zero response, while I got about 1000 views and 40 emails in 2 weeks on zillow).But all my payments and lease signing, I opted to go with apartments.com because their customer support was really good (I called them thrice and they navigated me through tenant on-boarding).

Hi, just curious why you’re interested in SF multi family given: you’re based in LA, rent control is practically a blood sport in SF, and direct local experience is crucial in navigating the myriad nuances.
