My plan to getting started is to buying a single family house 4-6 bedrooms for around 200-300k  and renting out each bedroom for around 600 a month the area I'm looking to invest in has 2 major university's and 1 major collage so id be looking to rent to students , I do not have enough money to put down a conventional 20% down payment for an investment property so id have to put down 5-10 percent down with Mortgage insurance and put it as my primary residence but realistically I wouldn't be living there. 

The properties I am looking at do not need major repairs and many are bank owned- foreclosures.

@Elvis Vasquez Yes City of North Miami is a smaller municipality  and the building department can be complicated from my experience working with them and past clients also trying to get projects completed.

The major problem with investors wanting to reduce their leverage is they are simply buying their own income/cash flow.

What will the building department allow and second what will each build add to the ARV of the property.

If you can come to the city to visit that helps but often, as a majority of properties are "curb offers only", buyers will come out for inspections after the offer is made and then go home and complete the rest of deal form there.
