I would find a way to compensate the agent and keep the relationship, as you know real estate investing is a long game.

You have to have a game plan and know what a good deal is.

So, them asking for their own appraisal is fair game.

I know some intentionally leave the lines blurred, but transparency is key here, especially if you're focused on the long game and not just the deal of the day.
