We only have a house or two, we say.And just because we got away with not having a professional layout when we got the mortgage for our first rental or even second rental, we think it's okay just to present a mortgage company, bank or hard money lender, just some figures written down on a piece of paper or on an Excel Spread Sheet.

We aren't entirely sure how to go about structuring a contract for the investors that would explicitly lay out how much they'll be paid, if they'll own equity in the complex forever, how expenses work, etc.

Having municipal sewer at the front of your park is not much of a bonus since a septic layout does not have a common connection point.WWTP's require a licensed operator and permits.
