I also am working through some people I know and considering bringing in an interior designer.

The unit also has a massive combined living room/kitchen space that is accessible to everybody.If I were to build a single new interior wall and install a door in it, then - poof - most of that spacious living room would instantly become a fourth bedroom, and quite a large one at that.

Still not overly confident that our offer reflects the property's true value, though, without a professional inspection.This week, my wife and I used the BP rehab calculator tool to create an excel spreadsheet to help quantify any/all of the upgrades/updates that we would like to do to the building, both in the short term (interior paint, window replacement) and the very long term (add pass-thru garage door, move/remove walls in apartment, open the layout). 

I am just curious, the exterior walls are not sheet rocked on the interior.

Every quarter to six months, their job should be to follow a comprehensive checklist to check for exterior and interior issues such as plant & tree overgrowth, wood rot, roof or plumbing leaks, electrical issues, window failures, and all other key items which may affect the integrity of the properties and structures you may own.

If you have hard surface flooring, consider installing floor surfaces in high traffic areas which are cork backed or (cheapest, but not longest lived) wall to wall carpet or something which will deaden noise from people tromping through the halls (just expect carpet may only last a few years and plan for frequent cleaning of it)    More invasive but you could also look at having insulation added to the interior bedroom walls to block noise as well.   

He has already done a lot of window renovation work in some of the older, historical buildings on the east side of Milwaukee and he wants to use this project to expand his horizons into more extensive interior renovations.The ideal project would be something that does not need immediate work but that would benefit from upgrades and renovations over a period of 3-5 years.
