You do not want to do a LC and have the seller hold the title, that is a huge risk and it is a mess with paying taxes and insurance policies, the seller might say he paid for the taxes but in reality didn’t or was late, he might say he has this nice policy on there that you like but instead changed companies and got some junk policy the list goes on, so don’t forget to grab title.
