Worse case you can furnish it and put the property on Airbnb or peer space as a venue space or STR in between long term tenants.Using an agent or property management company to at least get it rented could really set you up properly.

Most insurance agents should be able to write that policy for you.

I'd suggest networking with some of the rock star agents like @Eudith Vacio or @John Warren above to help you narrow down your search criteria. 

I would find an agent in the area that is familiar with the area and investing. 

This team should include professionals like agents, lenders, contractors, and property managers.Lastly, connect with other investors and attend local REI networking groups and meetups.

Interview a few agents and you should get a good idea of list price and estimated closing costs.

When you look at your tax liability, consider that your depreciation will be recaptured at 25% federally.  

If you are planning on doing more deals in NYC, that is a different landscape for agents and not necessarily investor-agent friendly if you aren't going to do other deals.

I'd also start talking to lenders and agents who have experience with investors and experience with the strategy you're looking to pursue.Best of luck!
