If you do go to sell it and it appreciated say 8%, that is going to be eaten up by your closing costs...Personally I do not see this as a deal.

I have come to the realization at least for me.. is they just give you the plans and if they are not kicked back fine they dont have to do anything else if they are they will address it at that time.. thereby costing us time and money.

Its interest income - unless you wanted to run it through a C corp but then you pay corp tax first.Other option is to use a deferred retirement account.
