It is extremely challenging to concentrate on one thing, so you have to work hard on that.

I’ve found that lenders can’t do much to fight low appraisals, I believe because of lending regs that came out of the financial crisis designed to avoid the games that were being played 10 years ago.  

I would concentrate more on finding a lender you feel good about.

HELOCs are designed to be used for short term money.  

People attribute a lot of what we do to luck, being in the right place at the time, or just happenstance - this is because they fail to see the hours and hours of studying, exploring, and experience that has brought us to our successes.As Branch Rickey once said "luck is the residue of design." 

We actually put effort into the interior design and - within reason - open up the floor plan, update kitchens and bathrooms and spend money on landscaping.The goal is always a combination of looks, durability and cost effectiveness.

We're currently designing our own mailers, website, and lead sources to start our own DM campaign.  

One the things you'll find in working with anything that costs less than a $100/mo is that the design of most STR apps/services is worse than the platforms' apps/sites themselves.

How about taking some time, probably with a coach or mentor, to find out what it is that you really want out of life and that way you can design your life to help you achieve that.

I buy the cheapest that doesn’t look like it was designed 10 years ago.
