2 Good companies for collecting payments are Cozy and Smart Move they also do tenant screening.  

Hi @Obdia Whitmore I have used Cozy and they were pretty good.

National average should be $2000-$3000 per unit installed.If the area does not have central air, why are you trying to install it if the tenants expect wall units and there is no significant return on the investment?

It's on a small Air Force base, so the community is great, but I also throw away nearly 1 grand a month to live somewhere comfortably.

Achieving our goals can be a challenge & for me the challenge is a bit larger because I am stationed overseas for the US Air Force.

Being a 20 year Air Force Vet I understand the VA loan process and I think with the high concentration of soldiers there is a lot of individuals buying homes there that shouldn't.  

He is trying to find a rental that does NOT need new paint,(or not recently painted) has NO strongly scented products (air fresheners, shampooed carpet smell etc.)

The lender worries about the buy back provisions in case of a default so the underwriter wants the file air tight before approval and funding.
