That will largely offset what you would have saved in interest until you are ready to do bigger things with it and get a larger return.

I had a listing link in my initial post but I asked Bigger Pocket to remove it to be protective of the data (I can DM you). 

. ;) Real estate school doesn't teach you real estate (come to Bigger Pockets for that) real estate school teaches you how to GET and KEEP a license- at least in NC. 

BUT....Here are some resources I found really helpful on my journey:1.

Are there common resources out there that would have foundation statistics about different neighborhoods?

My advice would be to read the Bigger Pockets’ book First to a Million (and the workbook).
