For numerous unexplained reasons (can't believe I'm typing this), we think a spirit may live there but would not call it haunted (think Poltergeist!).

I believe I have been speaking with a private lender, they offered a 6% interest rate and are able to payback date of 6 months- 20 years.Please correct me if I am wrong, just starting to get involved.

Arizona I believe is a deed of trust state so the lien instrument would be a deed of trust, not a  mortgage. 

I offered 165,000 using 70% of the ARV (I believe it’s about 235,000) or 180,000 with seller financing.

I believe its currently around 3%; of course the tax benefits of this investment is nice as well.
