You have to communicate with everyone and stand your ground to make sure your requirements are met, including prior landlord verification if at all possible.

You can't really do credit or background checks so you are dependent on the income and asset verification.

If you are in a job where raises are structured based on time and or promotions , take 1/2 of every raise and start / add to to an investment account.

Much harder to do that with an SFR.What hasn't been addressed is the intrinsic value that others place in SFR's that not typically found in real estate products built for and intended to to be investments (multi-unit res., commercial, industrial, etc.).ROI is a good fit for measuring performance on 1-4 units.

My first is to to increase my customer base for electrical contracting and consulting.My second goal is to begin investing in performing notes and then move after certain experience based milestones are met, move into non-performing notes in foreclosure states with the quickest legal processes.My third goal is to spend more time in the OBX, Charlotte and Pinehurst areas of North Carolina since the vast majority of my family lives there.
