It might be best to market the land  locally to investors/residents who may see a best use for it.

If that's the case than I would consider a few things.1) If you want to buy something "turn key" don't worry too much about the numbers...first and foremost it's your primary residence.

I own a rental home (old primary residence) in Illinois, but I now live in Florida.

I used a HELOC from my primary residence to fund it and deal #3.

It's been a long, arduous road but we are about to close the sale of our primary residence and move to a new place.

Im finding myself faced with the decision to reduce 401k deposits in favor of putting aside money for a down payment on a primary residence so i can get a house faster.

I'm looking to do a 1031 exchange on my owner occupied duplex in Los Angeles, where the upper unit was my personal residence for more than three years and the lower unit has been used as a long term and short term rental.

Use the $191K and put 20% down payment on a primary residence, put 5k a piece for each rental for reserves, and put reserves aside for our primary as well ?
