What is never said enough on this site is real estate investing is much easier for people with money, and the best first investment you can buy is an investment in yourself, up to a certain point ofc, before it's not worth it to overwork yourself and instead "parallelize" income with other properties/businesses.

It would be a section 8 rental, the fair market rent for section 8 (hud gov site 2024) on that zone is 1200 for a 2 bedroom, since it's a duplex it has two units with 2 bdr so the total rent would be 2400 (both section 8 tenants).

I joined biggerpockets a little while ago, but I haven't been on in a while because I felt like I had absolutely no experience so I wasn't really benefitting from this site and I couldn't really give any input.
