And even then occasionally you'll get the combination of- Power outage + lots of rain so your basement/crawlspace will be flooded because the sup-pump is not going to work when the power is out.

You'll probably have to meet somewhere in the middle if your appraisal is higher.I occasionally buy foreclosures. 

I also do the occasional flip.

It's tough in A/B, almost everything I do is C, but there's the occasional B in there as well!

I started as an agent, worked with some agents who occasionally bought a house, renovated it and sold it, and realized that I wanted to be involved.

You can maximize bookings by allowing all sorts of liberal stuff and deal with the occasional headaches that come up, or you can have less bookings but more quality by creating better framework. 

Also, I see the occasional deal in Hartford city, and some areas seem much better than others, so I'm trying to understand the experience of other investors who actually own properties in the city.

I occasionally check to see what's for sale in the two areas where my rentals are.
