I will definitely be logging on for many more podcasts, just need to improve my web speed at home. 

There has been gang activity in this neighborhood in the past, but the city has taken measures to improve this and things have gotten better....Is it safe to assume that it's only going to continue to get better?

Over improving a rental property is one area investors turn a money maker into a money pit.

I'm just s so inexperienced and people have been taking advantage I have 15,000 for improvements.

So I have learned that if i fix them up front, I can market the improvements and raise my sales price.

And, the tenant is a handyman who has already begun improving the property by refinishing the cabinets and building a nice deck.
