If it's close by or you are not concerned with spending money when you do not control the property then you can do a visit but often times the seller will not allow visits and inspections until you have a contract unless they are offering tours.  

Thankfully we already implemented technologies like Matterport 3D Virtual Tours which allows us to show occupied units without actually having to send anyone in and Tenant Turner for vacant units.

I have talked to 3 different property managers with lengthly conversations and one toured the unit last night in my town and saw more things I could do that I didn't catch or the handyman. 

We have people with 500 credit score schedule tours and tell us that they are working on their credit, even though we notify everyone about requirements before schedule.Decreasing rent can increase traffic but little concern it may attract deal seekers and people with lower credit scores. 

Networking will benefit you as will local property tours on rehab projects.

I met the sellers and toured the property, and they have verbally agreed to sell They are only waiting for me to give them the contract, which of course I am hesitant to do after finding this article.

I also did a tour overseas, so here I'am today 23 and still in school.
