The PM work doing yourself is still costing you time which you are trading for saved money.To me it is not saved if I am doing 10 per hour work but making hundreds of dollars per hour doing other activities.

If you do the roof and don't have anything left than I would recommend slowly doing the other items over time or trading for services like (whatever you have to offer) for someone to do a little landscaping.

Not as many want to play in the small space because of the return for the time invested.It's just like I will not work on brokering a 20 unit vacant apartment building that is trading a 3,000 a door and needing 12k of work inside per unit because I might work 4 months negotiating water, liens, junior liens, taxes. short sale from the lender etc. to make 5,000 in commission if I am lucky.I don't work on anything unless the check is five to six figures for the time invested.
