I am going to buy a fix and flip with a partner and to protect ourselves, we want to get a contract between us that describes the partnership and how things should go in a 'smooth partnership'.

My client (I am an agent) used them when I was helping buying in Sacramento and he is selling his Las Vegas property, pretty smooth.

Everything should be SMOOTH or you WILL get clogs. 

I want to make this as smooth and painless for the seller as possible.

Not my house but my brother in law had a bathtub full or cat and dog feces and a closet full of porn and used sex toys in a unit to deal with.  

Depending on the type of wall (smooth vs textured), you could try sanding the shallower marks. 

It also gives the pest control a hard surface at the foundation especially important with all those garbage cans (roaches) right up alongside the house.Here a mockup for you, one with grey foundation and cleaned rocks, and the other white and rocks uncleaned.That's slip resistant broom finished concrete with smooth edges.Good Luck!

But to wrap up a long winded post if you are ready to work hard and stay persistent if things don't go smooth (Freeland can be demanding creating some "why am I putting myself through this" moments " as well as headaches and delays)  it is worth working with them.

We're not opposed to talking to the existing PM, particularly since it would be smooth to keep the existing relationship in place, but we don't want to be locked in.
