Hi @Eric Armstrong this isn't a lien option but umbrella insurance is pretty good coverage to have to protect you're equity. 

@Mike Cleveland the basic premise to create an entity is to protect your personal assets from the business.

Honestly, I suggest raising rents in anticipation of prop 10 as a good measure to protect yourself.

Protecting tenants is definitely one of my top priorities.

You'll have the safety of having earned equity and protecting it.

This is regulation that is supposed to protect consumers, but instead it has caused a lot of owner financing to dry up. 

This topic is one I cannot find information on, but feel it is important to do right in order to protect myself.My HOA requires that my tenants and I together sign a waiver holding the HOA harmless should an incident occur on their facilities.  

You might want to tell us what county so someone with expertise in that county can chime in.
