I was thinking that that would add to the value of the property and if there are at least 3 bedrooms there's probably 2 or more people staying in the property so it would make sense to have an extra facility for satisfaction of the tenant.

Takes me 4x the time to do it as a pro, but at least I get the satisfaction of doing the repair myself (even if I end up billing myself at a whopping $7/hour!)
