I have listed the upper unit for rent 2 months ago and the lower unit 1.5 months ago, I am wondering if anyone has advice on what I should do differently?

Mostly I want more than any money I could give them that what I leave them unites them rather than divides them

Real estate is NEVER liquid it is illiquid, BUT if I have a 100 unit apt complex vs a SFR yes i could potentially liquidate the SFR faster then 100 unit. but thats speculative . and if my 100 unit is cashflowing.. why would i WANT to liquidate

Doing projections for a reno.  6 unit multifamily that we need to take back to the studs. 

But, could I minimize risk of renter defaulting on payments for the 2nd property by turning this property into a section 8 housing unit with guaranteed income from the gov't?

Running the faucets all throughout the day has also caused moldy conditions in his unit which he of course reported as violations.

He did a full renovation and in the process switched from a wall heater/central forced air unit to mini splits.

Im looking to partner with someone in a multifamily deal 10 or 20 units  how does that work?

Being in business for a year, I have come across many more units for sale.

Realtor.com will let you filter for "multiplex" whereas zillow and some other sites don't have this filter.Loopnet.com will have some of these, just use the filters for how many units you're looking for.
