The property is returned in a clean, neat, and orderly condition, that there is nodamage, no missing items, all appliances are in working condition, and theproperty is “rent-ready”, including fresh paint, clean carpets, etc.e.

Does require anything more than painting and changing a few light fixtures.

BTW you can paint paneling until you get wealthy.

I would do a quick paint job on some rooms to give it a better first appearance and refinish the hardwood floors.

Lets say out of the 5 flips, 2 of them are light rehabs (minor repairs of a day or two and lets say carpet) 3500ish , 2 of them are 3-4 days of repairs with carpet/paint, 5-7k.   

It appears as if the bank put $$ in it..new carpet and paint, but it's still below a lot of homes in the area.

The only things I did was cut up a tree branch that broke, and paint the outside of the house. 

Also Brightwood just to the north of that, Trinidad, and Brookland are all areas with good flipping numbers.One thing to keep in mind though with a flip in DC is that this is not a paint and carpet type flip market.  

In the paint/stain department you can find "deck wash" or "wood brightener/cleaner."

If anyone one could either post or PM me suggestions and recommended vendors for specifically drywall repair, flooring (both carpet and kitchen/bath flooring),painting and electrical I would appreciate any input.
