You'll still have to recapture depreciation but that may not be much and if it is significant you can combine a 1031 with the primary residence exclusion.More food for thought.

Check for cat smell, cat litter, cat food in cupboards etc.If they make excuses, such as pet sitting, Make it explicitly clear that any violation regardless of how minor is grounds for eviction.
