I'm wondering if others are doing the same.

I’d prefer to sell out right (get the higher price from an owner occupant.) and then just move in to a true rental in the same neighborhood.

Insurance is going to get more expensive, the government wants to keep people in homes, home equity financing is only growing in popularity, multiple generations are living under the same roof more, and all of those trends are going to lead to changes in how tax law is used and possibly the law itself.

When I listed it I adjusted the rent to be a little higher than the comparables in my area, because it was one of the nicer ones in the area but I can't seem to get a renter. over the last 26 days, I have had 46 inquiries and 14 applications, of those 14 applications about 5 of them passed the background check and credit history check. some of them I could not get ahold of their employer or landlord which was a red flag for me. 

This can create challenges because the rental income might not be recognized in the same way, affecting the DSCR calculation.

They build and invest to help improve the area, bring in better tenant pool, improve the economy and hopefully at the end of the day make a profit on the hard work, time, and money spent on that new development.  

I've had the same issue with the search results many times.

Get it in writing that they are month to month and have to give 30 days' notice. 

When I am sending the notice to my rental and I know they are not there I send it certified, signature required, no not forward, and the post office returns it back to me for no one signing it and the webpage gives a day to day accounting of the letter's travels.
