And, since a contract is (more or less) offer, acceptance, and consideration - it is theoretically possible to write contract terms on the check such as writing (above the line on which you write the recipient's name) something like the following: "Acceptance of this check constitutes [owner's] agreement to assign xyz lien to John Doe in exchange for the pruchase price of $X" You could also write that again on the back to make extra sure....

The real truth is, if it were that easy, everyone would do it and there would be no gurus selling their products and services, they would be out working a few minutes each week to make their easy millions.I have received emails from my contact for REO deals, spent 20 minutes or so doing some paper due diligence, made a 2 minute phone call stating send me the contract, executed the contract, send out an email blast, read 5-10 quick emails, locked up a buyer and walked with $10k, $20k, and even $40k in profits.

I'm happy to accept the extra money and she's a good tenant so I leave it at that.The other one was late for several months and refused to pay the late fees.

Low enough to account for the extra costs (interest paid - or not gained if bought with cash, utilities, potential theft/vandalism, potential winter problems such as frozen/burst pipes that are now your problems, etc).
