The OP really needs to consult pros in her area. 

If you're going to do any electric rewiring or panel upgrade (which the OP is probably doing anyways), it's better to get a new 2-in-1 (or, ideally, 3-in-1) panel and wire them separately. 

Early on in this thread the OP mentioned buying stocks in the market.  

You will see them occasionally when you drive around Oakland    The op is talking about parks no mystery there. 

It seems that OP is looking for a proverbial leprechaun riding a unicorn - this is, a 0 risk investment that pays returns better than junk bonds back in the 80s.

Surprisingly low appreciation has been shown for these excellent posts and the OP has pulled a Buehler, but oh well.

Even the houses I saw on the show Hoarders was not as disgusting as this unit (I have pics that are from shortly after the cleanup started and those pics are way worse than the pics from the OP).
