With the opioid epidemic as severe as it is these days these facilities are desperately needed especially in Western PA.

I would say stay away from any expensive mastermind groups unless there are actual networking events and you are desperate to leave your W2 to become a wholesaler/flipper because thats his focus.

Sellers who are uneducated or desperate enough to take extraordinary low EMD's are who you should be targeting. 

My $# at first was really low (nothing) because I was desperate to get out of the cubicle and my 1+ hour each way commute.  

Desperation does not lead to good decisions.

Obviously you are desperate for a tenant otherwise it is a given that my advice would be to pass on this applicant.

I love the other side of this business (buying), and when investors see it they're gonna see dollar signs, throw us a low ball offer and hope we are desperate enough to get rid of it. 

If you have a great deal for a house flipper but only have buy and hold buyers, then you're either going to be desperate looking for a flipper or lose the deal all together.
