I have an idea for a unique data product, but before I dive deeper and invest more time and money into it, I want to learn from those with more experience in this field.Some background:I'm a tech entrepreneur with a passion for real estate investing.

However, the financials seem challenging, and I’m seeking advice to make this viable without significant monetary loss.As a side note, I’m quite the handyman—think ‘handyman on steroids’—so I’m open to properties that require some elbow grease.Any strategies or insights from the community would be greatly appreciated!

I’ve been looking at Alabama and Georgia but have found that these market have already appreciated and with the high interest rates, the numbers don’t work.

My mortgage payments are barely a few hundred dollars below rents and when you factor in 300+K minimum in each house, vacancy, repairs, etc. it's barely good for appreciation, or at least it was.

I am doing my own due diligence but would appreciate advice from others in the local area given all the new supply that has come on recently and still to come in the Nashville metro area.My understanding is that this submarket is not that affluent but there is a lot of development going on, is right “in the path of progress” and would offer an experience for Class A renters that is unique from all the downtown development.

She is really a good tenant, and if she doesn't want to add her new boyfriend as occupant, I'm not sure I want to stress the situation since rent is being paid and place not being destroyed.Anyway, the main issue is how should the return of deposit be handled so appreciate thoughts....

Is the micro market (neighborhood) appreciating, flat, or declining, and what is it expected to do over the next 5 years?  

Over the long term rents rise and RE appreciates.
