The Seller/Bank will defend any claims made which infringe on title during the time they have held title but limit that claim defense to that time frame.  

In addition to the number of books and podcasts,  would definitely recommend starting to put yourself out there at live training events and conferences so you can get around other investors to learn from, find partners you can work with, etc.

Right now they are sitting on about $200M in cash and are playing defensively until they start seeing the lag of effect of COVID-19 put major downward pressure on property prices and construction projects that are incomplete and they will deploy that cash hoard (8-16 months).
