It is an average across large apartment complexes across the country and many use it as a starting point, a sniff test, for how solid a deal is.CAPEX is Capital Expenditures, your major repairs... things like the roof, HAV, hot water heater, appliances, etc.

I am an investor in apartment complexes and currently own properties in phoenix, az. market is not really growing at the moment and am looking for a better market for my next apartment complex. looking for something around 100-150 units. i've been thinking of either shreveport lousiana, brownsville, texas or maybe even tyler, texas. anyone have any suggestions?

good plan though.I can get a 10 unit efficiency apt complex for 135k but the work needed is so extensive Id be there a year.I honestly yhink the sgort sales here are what REAL people are buying,not investors.

The only other thing I could think of is there is a water tap out side of that room which is used to water the plants in that little part of complex by the management.Thanks alotAfsheen
