 mentioned you just need to be submitting offers on a regular basis if you are a serious buyer.I think one thing first-time investors tend to do is look for the PERFECT property instead of just getting the first deal under their belt as quickly as possible. 

@Nathan Grabau  @Moira Baggett I've set myself a goal to get my first property under my belt by December of 2023 (hopefully MUCH sooner) I still have a bit of research to do on everything then it is all about getting the capital to do so. 

My advice, from a guy that started out with little more than a basic plan, and now enjoys life as a full time real estate investor, is to get your first property under your belt. 

I think your probably right, best to get a few properties under my belt and learn how to handle ideal tenants first before diving in to Sec 8 housing.
