Buying a beneficial interest in a DST qualifies as replacement property for a 1031 Exchange. 

It could be beneficial to begin your realty journey someplace where living is affordable, decent income is possible, and overall growth is likely (oh, and freedom may be important as well - and the US is becoming very segregated in that respect).

I don't think there's any terms of the loan that are beneficial on a commercial loan to live in the property.
