If everyone with an interest is in agreement with severing the property, perhaps they would also agree to allow you to purchase some additional land adjacent to what you bought sufficient to meet the city's requirement.Fourth, is your former attorney correct when she writes the initial contract did not have any contingencies?

This is not a 10k reno more like a 75k reno on a home with a ARV today of 200,000 for the avg investor but because I own homes adjacent to it it has greater value as the property can be combined with my other properties to allow for a zoning change hence huge upgrade in total land value to me.

If this unit is detached and the tenant doesn't have to open a front door for the contractor then there isn't much your tenant can do about stopping you from performing work on an adjacent property.

Normally there are 1 - 2 followup treatments.We had a tenant in our rooming house bring bedbugs last year and it wasn't until they spread and the young lady in the adjacent room was bit that we found them ... ground zero was the worst infestation my exterminator had seen that year.
