- How would you advise I diligence the broker given we wouldn’t have a prior relationship?

I want to set goals but don’t know right way to set them or what’s a reach/realistic…any advise would be greatly appreciated.

If you're trying to build a portfolio and have more streams of passive income then I would absolutely advise refinancing.

So, be advised if you made any entrepreneurial moves in 2020 you may want to talk those through with your CPA before putting it in front of the lender. 

Right now, you have $2,200 annually, so you're expecting the rental to be empty for a full month each year, so you'd just need to know your market to understand if that's accurate or not-Property management: it's normally advised to include PM in underwriting, in case you don't want to self manage in the future.

A subordination clause in the 2nd would also be advisable.
