However, we are STILL the most densely populated state in all of AMERICA with many people from NYC (largest city in nation/one of the largest in the world) migrating to NJ.

We have found that the transient nature has actually done us very well in the investing world.

I am very good with rehab and have a great team of people to help with that, which is why I am now considering dipping my toe into the flip world!  

This happens often in the real estate world, people second guess wanting to get rid of the property or like Andreas said they may have found out they can make a lot more money.

While this is great in the retail world, I don't think the number of closings is as important in the investment world.

But yes a lot to take in as a new comer in the real estate world but I am willing to soak every bit of information I can, and also I am looking forward to attending with the REIA meetings that's going on in Oahu.
