Hello Shannon,I'm not to familiar with Pennsylvania tenant laws but the lease should also state you have to right to give notice based on unlawful acts. 

As long as your lease is within state laws, hold them to every word and have an exit strategy for when they do not. 

But good on you for laying down the law.

Not sure what the CO law states, but I like giving a good renter some notice before doing this (maybe a few months). 

If your talking about a Chicago property, your lease is subject to LTO, that more or less nullifies both common sense and common real real estate laws outside 606.

Is there some sort of zoning law that would prevent this, or have you already looked into all of that?
