I’m curious to know if anyone on here has experience in the Virginia Beach/tidewater market and if so does anyone know whether apartment communities here allow short term rental subleasing?

Investment Info:Single-family residence buy & hold investment in Panama City Beach.

I am very bullish on Wilmington/ southeastern NC, as we have the highest ratio of people moving in vs. moving out in the country, good weather, low taxes, beaches and water on 3 sides so sprawl is limited. 

@Ben LueI would check with the city, Long Beach for example just recently approved the legalizing of non permitted ADU’s given it can be shown that the unit it up to code and that the current renters have been there for 2 years and are not being kicked out.It varies by city but maybe El Monte has something similar

The first one to discuss is directly on the beach and as soon as things opened up we saw a flood of business happen and we ended up finishing out that year with over $108k of gross rent (that includes missing 2 entire months of bookings) which was $8k more than the previous full year, and we already have $92k on the books for 2022 and we aren't even through January.

I have a corner unit townhouse in Deerfield Beach, Florida (South Florida for those unfamiliar). 

==Too many people want to live in Coastal California==   True, but my parent's house is in Pasadena which is 21 miles away from the nearest beach. 

It is a large cabin with acreage, private beach, located on two lakes in northern Michigan so it has a lot of desirable attributes that allow for it to rent at the rates and frequency in which it does.

It has a major airport, lots of sports/activities, drivable to a beach or mountain on a Friday afternoon, strong rental and real estate market.
