I'm not the biggest fan of arbitrage - even if the landlord agrees, they may change their mind after 1 year and then you're stuck with the furniture. 

A month ago I launched a website with libraries of 2d furniture to make decorated floor plans (a budget-friendly alternative to 3d impressions).

They left behind furniture, tables, electronics and a few more things which I and my boyfriend had to remove.

  $1,000 it cost us to remove all the furniture and crap, TV's, Washers and Dryers, dumped on our rental lawn just before an open house, after we just spent $1,000 on removing the junk the last tenant left behind. 

They are small enough, the street up costs for furniture, tv, etc should be less than 5k. we are already paying for the utilities.  

This would be a much lower debt number, which could sway your DTI ratio to the good side and let you keep that extra cash in your pocket to help with closing costs or new furniture!

It's not lived in, just and empty house with staged furniture. 

As for me since college debt, I've never borrowed for a car, vacation, furniture, appliances, and any consumer product or service. 

:  This room could use some staging it is hard to tell where furniture would or should go.

What a mess...I had to throw out furniture I had in the basement, re-do the drop ceiling and some sheet rock walls.
