Some buyers may get desperate and overpay, before this is realized. 

Some people might not like this, but IMPO, people with no money or experience investing in real estate generally have to find people who are generally desperate, foolish, or are less financially educated.

AND I need help of what you guys think....1) finding a cheap home or duplex, price below the market price; buying from a desperate seller.

The upside is a <1% rental vacancy, people are desperate to find places to live, just not enough homes to go around for the population growth and many renters are being displaced by owners wanting to cash out in the up market. 

Utah like lots of States is desperate for new housing, but, who can afford them based on the Wages Earned in that area?

But I'm also not that desperate I guess. 

Stick to your criteria, don't get desperate or down on yourself and keep pushing.

[I've read all the arguments - there's plenty of threads besides this one on the topic].If you're that desperate to pay off a mortgage (that's likely costing less than your homes' appreciation), then why not just "work to pay off the mortgage and repeat"? 

Especially with wholesaling, as MOST people dont understand it and explaining it in a way that does not make you sound like some scamming middleman.Here are a few examples:"I'm focused on helping homeowners who are often times in desperate need to sell"  or "I specialize in finding homeowners in trouble and help them solve their problems" Pretty much anything that highlights that you are helping people out, or solving a problem.  

He was desperate to sell it, since he did not want to deal with renting properties.
